DID YOU KNOW?

• House bill 175 has created a uniform residential building code for one, two and three family construction, effective throughout the state. The 2006 edition of the Residential Code of Ohio became effective May 27, 2006. A one percent (1%) fee will be added to permit and plan review fees and forwarded to the State on a monthly basis.

SIGNS:
Our city has a sign ordinance that regulates the location, type, and size of signs within our city. An approval from the Planning and Design Commission and a permit from the Building Department must be obtained before any sign can be erected. (Codified Ordinance [C.O.] Section 1145) Please contact the Building Department before installing any signage to find out what specific regulations apply.

BUILDING PERMITS:
A Building Permit must be obtained at the Building Department before excavation, grading, construction, alteration, repair, moving or demolition of a dwelling, accessory structure, or a commercial building begins. The Ohio Building Code (OBC) regulates procedures for commercial construction. The Residential Code of Ohio (RCO) regulates procedures for residential construction. Please call with any questions.

Separate permits must be obtained for electrical work, plumbing work, heating and air conditioning. The permit allows the required inspections for the owner’s assurance that all work is done properly and according to all applicable codes.

GARAGE REGULATIONS:
• Detached – no larger than 725 square feet in size MINUS ANY SHED
• Thirty-five percent (35%) of lot permitted under cover and enclosed, except for R1F 75 areas which is forty percent (40%)
• Submit site plan
- Length and width of lot
- Foundation size of house
- Foundation size of shed, if applicable
- Foundation size of proposed garage
- Indicate how many feet from property line (must be at least three (3) feet from side and rear)
• Submit construction drawings including a wall section
- Height to ridge of roof (18 feet if 3:12 pitch or greater, 12 feet if less than 3:12 pitch)
- Foundation drawing: 38" footings required for garages over 400 square feet per the 2006 Residential Code of Ohio
- For detached garages 400 square feet or less, 4” curb and 4” pad with 12” rat wall around entire perimeter

• Plans are to be in the office for ten (10) calendar days and a posting card shall be placed in the front window of the residence
• PLAN REVIEW FEE – $10.00 per 100 square feet of floor area or fraction plus one percent (1%)* at time of application
• PERMIT FEE--$100.00 plus $10.00 per 100 square feet of floor area or fraction plus one percent (1%)* when permit is issued

DECKS:
• Site Plan – showing where deck is to be placed in relation to the house; must be a minimum of three feet (3’) from rear lot line and side lot line of rear yard
• Construction drawing should include:
- How deck is to be constructed
- Depth of footer
- If deck is attached to house, include means of attachment to house
- Height of railing
- Any other pertinent information
• Information needed for permits:
- Name of contractor
- Name of homeowner
- Address
- Phone number
- Estimated cost of deck
• Plans are to be in the office for ten (10) calendar days while posting card is in the window of resident. Permit may be issued after these 10 days
• PLAN REVIEW FEE – $15.15 at time of application
• PERMIT FEE – $25.25 after ten (10) days following issuance of permit (includes one percent [1%] state assessment)

SHEDS:
• Sheds – must be no larger than 125 square feet in size and nine (9) feet in height
• Thirty-five percent (35%) of lot allowed under cover and enclosed, except for R1F75 areas which is forty percent (40%)
• Submit site plan:
- Length and width of lot
- Foundation size of house
- Foundation size of garage
- Location of proposed shed
- indicate how many feet from property line (must be a minimum of 3 feet from side and rear)

• Information needed for permits:
- Name of homeowner
- Address
- Phone number
- Estimated cost of shed
- Name of contractor, if applicable
• Plans are to be in the office for ten (10) calendar days while posting card is in the front window of the residence.
• PLAN REVIEW FEE – $15.00 at time of application
• PERMIT FEE – $25.00 after ten (10) days following issuance of permit

CONTRACTORS:
All contractors who work within the city limits are required to be registered with the Building Department. Registration of the contractors must be made before any permits will be issued. Contact this department for list of registered contractors.
